The Compass periodically highlights recaps from recent Cameron Station Community Association Board of Directors (the “Board”) meetings. The Board generally meets on the last Tuesday of every month.
Meetings are open to the community to attend and observe, either in person in the Cameron Club or virtually via Zoom. Each meeting includes a Homeowners Forum, which is held early in the session and provides each homeowner with three minutes to address the Board directly.

The meeting commenced at 7:01 p.m. and adjourned at 8:41 p.m.
- There was no report from the Cameron Station Civic Association.
- There was no statement from the Alexandria Police Department.
- During the Homeowners Forum, three residents spoke in person. Ray Celeste thanked the CAMP management team and the Board of Directors for their work over the past year. Tom Copco spoke as a returning resident to Cameron Station, and Elliot Waters shared this statement regarding the Virginia Paving Company. Another resident, Marty Menez, spoke via Zoom about the efforts of the Civic Association regarding the Virginia Paving Company and encouraged residents to attend the City Council meeting on July 1, 2026.
- The Treasurer reported that the Association’s budget is in a very good state. Legal services and snow removal have led to slightly higher expenses than anticipated, but the Association is currently ahead of its projected budget. The current delinquency rate is 0.46% (far below the current industry standard of 3% to 5%) due in large part to the use of ACH deposits by the majority of residents.
- The Financial Advisory Committee reported that it had reviewed all committee spending and that all committees are excelling at maintaining their budgets. Several projects from the reserves are progressing, and so far, the Association is spending less than originally projected. Investment accounts are earning approximately 4.5% to 4.8% in interest.
- The Chair of the Common Area Committee reported that the committee had held its first neighborhood walkthrough in June on the western end of the community to discuss future green space updates. Additionally, at the next meeting, it will hear a report from the irrigation contractor regarding his findings and recommendations to modernize the system. Dan Uncle, the committee's contact at the City of Alexandria, confirmed the first tier of plantings for the linear park replacement trees, with plans for more to be added throughout the year.
- The Communications Committee did not have a meeting in June due to scheduling conflicts. However, the pool page on the community website has been updated with new information as well as photographs of this year’s lifeguards. Ten new residents/families were welcomed this month, and the committee has started a new program through which event flyers will regularly be shared with the condo associations and posted on their notice boards. If anyone has any other recommendations for additional locations, please contact the committee.
- The Chair of the Facilities Committee shared the qualifications of the new lifeguards and encouraged residents to get to know them this summer. The committee recommended that the Board approve the application of a new member and submitted its charter for Board approval.
- The Architectural Review Committee did not have a quorum in June and was not able to process the 10 applications it had received. Instead, committee members were able to vote electronically, and the committee plans to address the assessed violations as well as its charter update.
- The Activities and Events Committee met on June 3, 2026, and shared that the annual ice cream social went well. Planning was in full swing for the Fourth of July Parade and picnic. The theater trip had 9 participants, the Pool Party is scheduled for August 8, 2026, and the committee is continuing to review its charter.
- The Board approved moving the July meeting to Tuesday, July 21, 2026.
- Management reported that staff members are attending the Health and Fitness Staff training and are currently surveying the whole neighborhood and cataloging items for repairs.
