The Cameron Station Civic Association held a virtual membership meeting on February 4, 2026 to nominate four directors and get an update on the Duke Street Land Use Plan from Jose Delcid who is an Urban Planner with the Alexandria Department of Planning & Zoning. 

Mr. Delcid noted that City staff began the Duke Street land use planning process in late 2024 to update the comprehensive plan for the Duke Street Corridor which stretches from Landmark Mall to the King Street Metro. The main concerns identified by Alexandria city residents are the following: Too much traffic congestion; Difficulty getting around, especially at peak times; Safety concerns for people walking and biking, crossing Duke Street; Corridor feels unplanned or disjointed, needs an identity; Corridor could be more attractive; Traffic makes it hard to get to/from businesses. There are five principles guiding this planning process which focus on (1) land use and design, (2) mobility and safety, (3) parks and open space, (4) housing, and (5) health and sustainability. Yet to be defined are the boundaries for the planning area as well as concepts for land uses (i.e. what will be built in designated areas for reinvestment and redevelopment). Final action by City Council is expected in late 2026 or early 2027. The Civic Association is monitoring this matter due to its proximity to Cameron Station in order to try and ensure that whatever plans for redevelopment occur along Duke Street will not unnecessarily adversely impact traffic and density along Duke Street.

The Civic Association approved the nominations to the board of Chris Alex, Bill Blumberg, Hernando Garzon, and Brooke Matthews. There are two vacancies on the board and the position of vice president also remains open. We welcome voting members who want to make a difference in the quality of life in our community to apply for these openings.
